A good piece of hardware - perhaps not perfect, but close
This is a quality built piece of hardware, I have no issue there. I haven't tried a whole lot of adjustment of the activating lever length, or looked to see if the drop seal is hanging slightly somewhere in the mechanism, but when you close the door, the seal doesn't always drop into place on the lock side of the door. Slightly opening the door back a few inches usually causes the seal to drop into place for a good seal. The problem is minor so I haven't bothered trying to fix it.Despite this, after having installed one of these I can say that I would never use anything else on an installation I want to have the clean look of a flat sill that sits flush with the floor.Be aware that the installation tools list is somewhat farcical. You will need a router (or circular saw jigged up carefully) to cut out a groove in the bottom of the door (which will have to be removed). Also, you'll need a good sharp chisel if you want to have a nice, flush install of the end plates. Pretty trivial carpentry, but not necessarily the usual "grab something from HD" and stick it on with a screwdriver kind of job; in case you were hoping for that.Also, you'll have to forget about that lovely "Welcome" mat you inherited from your great-aunt if your sill is flush with the floor on the swing side of the door. The clearance to the sill cannot exceed 1/2" for the seal to function properly.
