I purchased these to help monitor locations around the home that could have water leaks, including where the main water line comes into the house, my mechanical room, underneath various sinks and in our laundry room. They work perfectly with my Home Assistant setup. The devices were instantly recognized by my Sonoff Zigbee 3.0 USB Dongle Plus (connected to my Pi5 running Home Assistant) and I could setup everything from there. So far, zero complaints as they work like a charm. The ability to adjust the sensitivity by either adding or removing the arms is a wonderful bonus. For those folks frustrated that the siren/alarm cannot be disabled, I simply opened the devices and carefully de-soldered the leads that went to the alarm. I know this voids my warranty, but I wanted to use these wonderfully reliable and widely compatible sensors, just without a siren/alarm, so that's a risk I was willing to take. Removal was easy and after the leads were insulated, snap it back together and no more siren/alarm. And, if I do end up wanting the alarm back, all I have to resolder the wires and I'm good to go. I bought these in November of '25, and so far they're working great. They were easy to connect with my Hubitat Hub with no problems, and work great. I was able to easily set them up, to have Hubitat send notifications to my iPhone (I always have it with me), and one of my Echo's. The alarm on the sensors is a decent volume, but not sure i would hear the one in the basement if i was up on the second floor. I also like the fact that they use AAA batteries (I use rechargeable's) instead of button type batteries. The drip sensor attachments are really sensitive, I had to put a piece of not paper under the one in my basement, as the bare concrete floor would trigger false alarms. I haven't run into any problems with them disconnecting from my Hub as some people have had problems with, but will update this if i do.

These work and are easy to set up. Water is detected by two of the bottom screws contacting water. As shipped the screws are inset about a millimeter. And the screws are not close together. To make it detect in a smaller area, you can screw on two parts which form a smaller gap so you can detect closer together therefor a smaller puddle. However once you do this, the screws are now bot recessed and touch the floor. In my case this makes to alarm go off even if the floor is just damp from humidity or steam. I may have to put tape ever them or think of something else. It’s a small flaw but something to consider.

Purchased for $86 (4-pack) in January 2026. After a nightmare experience with a water line bursting under our house a few years back, I’ve become something of a "leak hawk." Once I got our Home Assistant instance up and running, a robust flood-detection system was my top priority. I picked up this 4-pack of Third Reality Zigbee sensors for about $21.50 each, and they are perfect for the job. The standout feature for me—and the reason I stick with Third Reality—is that these run on two AAA batteries (included!). I’m tired of hunting for coin cells like CR2032s; AAAs are cheap, last forever (roughly 2-3 years here), and I always have them in the drawer. Setup in ZHA was nearly instant. The sensors use three small screws on the base to detect water; once the water height hits those screws and completes the circuit, it triggers. They also come with a high-sensitivity attachment—small metal blades that surround the device—to catch even the slightest "weeping" leak. My automation is simple: if any sensor stays "Wet" for 15 consecutive seconds, Home Assistant triggers my Zigbee main water valve to shut off the entire house. It’s an $86 insurance policy that actually works. TLDR The gold standard for Zigbee leak detection in Home Assistant. They are easy to pair, run on standard AAA batteries, and feature a built-in siren that can be disabled via software. The included high-sensitivity "blades" make them effective even for minor drips.

Works flawlessly with my setup (zigbee2mqtt and Home Assistant). One thing I did not see mentioned in the product description is that it comes with some metal pieces to extend one screw close to another screw, thereby making it a lot more sensitive. Instead of needing a puddle that crosses at least two screws (which are the detection probes), it makes a single drop trigger it. That's a plus that folks should be aware of. Ordered a 4 pack of those and all worked perfectly. I also have 4 motion sensors from the same vendor and those also worked without any issues. I wish everything could be like that when it comes to home automation.

Connected to smartthings hub in no time. Displays wet/dry state and battery life. Zigbee uses low power consumption so the AAA batteries should last for a good while. I have the water drops sensitive version, does not take much to trigger the beeping sound and smartthings notifications. Exactly what I needed next to my dishwasher, washing machine and water tank.

In its standard form, the contact sensors are recessed into the bottom of the unit. That means there needs to be a lot of water before it will detect any, which means the damage is already done. I bought a thin sheet of aluminum (has high conductivity) that is 1/8" thick. I cut 1 1/2" strips that are the width of the the channels on the bottom and drilled a small hole at the end of each to allow me to use the screws to hold them on. Bending them slightly at the end created 3 little "feet" that will detect water much faster. Only gripe is that the front sensor needs to be one of the two required to trigger the alarm. The back 2 sensors together won't trigger without the front one also getting wet. It paired with Hubitat easily and shows battery status.

I bought these over 1.5 year ago and they are still running on the same battery set, without a single false alarm... I test them once in a while just to make sure they are still alive, and they are! All 4 of them still work perfectly. Great product.
