Works at 4k/144Hz (VRR,HDR) with AMD RX 7900 XTX
I don't have an 8K display, but it works perfectly with my AMD RX 7900 XTX and my 50" Samsung QN90B at 4K 144Hz, with HDR and VRR (AMD FreeSync Premium Pro) enabled. I'm using an 8K certified HDMI cable from the adapter to TV. FYI for users of older AMD GPUs, when I tried it with my AMD RX 570, the AMD Adrenalin software showed that FreeSync was available, but enabling it caused flickering/flashing of the screen when in use in a game. I believe this adapter does not claim to support these older Polaris class AMD GPUs however, but it works perfectly with my RX 7900 XTX.

Well built but doesn't work under HDMI 2.1 specifications.
I tried to hook up my RTX 4090 to my 4K HDMI 2.1 capable TV to ensure VRR and 120Hz 3D mode would work as intended and I was sorely disappointed. It works great under desktop, no problem, however, the moment I attempt to run any 3D game under 4K 120Hz, the signal cuts out and the TV goes blank.I tried to use this DP adapter with my RTX 4090 and a 15.6" portable monitor that is capable of FreeSync and VRR 1080p 144Hz. The result was identical. It would work great under desktop, G-Sync worked just fine. However, every time I'd run a 3D game above 60Hz native refresh rate, the monitor would go blank and disconnect. This is a terrible product if you're trying to take advantage of 3D games with G-Sync / FreeSync VRR on high refresh rates monitors and 4K HDMI 2.1 capable TVs.

Possible Solutions for Flickering in-game when connected to PC
I got this converter for my pc connection, my PC has an EVGA 3080, but its HDMI portal was damaged. I used it to connect to an LG 1C TV. The screen displays everything correctly when I'm doing normal tasks(but sometimes it loses 2 secs of audio), but whenever I turn on ANY game, the screen would crazily flickers black screens and loses audio every several seconds. I read into some reviews and found my issue might be my graphic card(purchased around late 2019) is not compatible with the converter`s G-Sync(it said in my PC that it works but I may experienced these issues because of G-sync). I tried disable G-Sync at all in Nvidia Control Panel and it seems to solve my issues for now. My output is 4K 120Hz with 10bit HDR. For now, I tried several games that previously had the flickering and audio loss issues I mentioned, and they all seem to work fine without G-Sync, I still experience audio loss sometimes but that`s definitely much better than it used to be. I saw there are some similiar cases in the review section and I hope this could help anyone just in case. Researching for all those BS is totally not fun tho

The adapter has VRR (FreeSync) advertised but doesn't work.
The adapter has VRR (FreeSync) advertised but doesn't work.I tried with my monitor (Asrock PG27Q15R2A) and graphics card (AMD RX 6700 XT) and FreeSync shows as not supported.
